What Polyaspartic Does Better

Polyaspartic coatings belong to the polyurea family and are formulated for concrete floors, and in Tampa they solve two problems epoxy struggles with: sunlight and time. A polyaspartic floor coating cures far faster than epoxy and holds up far better under UV. On HomeGuide's UV resistance scale, polyaspartic scores excellent while epoxy manages only poor to fair. HomeGuide also gives 1 to 2 days for a full polyaspartic cure, and says heavy vehicles can return after 24 to 48 hours, against as long as a week for epoxy.

Why speed matters in Tampa

In summer, the weather window for coating a floor can be short. Mornings are often clear, then the sea breeze builds clouds and the afternoon storm arrives. Bob Vila says polyaspartic can handle foot traffic after 3 to 4 hours, and cars after roughly 24 hours. That means a floor can go down in the morning and be protected well before the rain. For homeowners, it means less time living without the garage. For businesses, Bob Vila notes a closure of a day or two may be enough.

The heat helps and hurts. Warm slabs make polyaspartic cure even faster, so on a summer morning in Tampa a batch that would last a while in winter can start to set in minutes. That is one more reason we plan small batches and a clear layout before the first can is opened.

Thin coats, built in layers

Polyaspartic goes on thinner than epoxy. HomeGuide lists 2 to 6 mils per coat, against 10 to 20 for epoxy. That is why we often pair them: epoxy underneath to build thickness, with polyaspartic on top to handle UV and wear. For full polyaspartic systems, we build in layers, usually with flake in between, to reach the thickness the space needs.

Not a DIY product

Polyaspartic cures quickly, which is the whole point, but it also means there is little time to work it. Bob Vila calls it a product that is not meant for DIY. A crew has to mix in small batches, roll it out fast and keep a wet edge. It is also sensitive to slab moisture and to humidity on the day. We check slab temperature against dew point before every coat, and on muggy days we adjust batch size and timing.

Humidity is the other half of the story. Tampa's dew point record, logged by the National Weather Service office for Tampa Bay, is 86 degrees, and in August 2024 it stayed at 75 or higher for seven days straight. Some polyaspartic products react with moisture in the air as they cure, which is part of why they set so fast, but too much moisture on the slab surface still ruins a bond. On the muggiest days we may run fans, wait for the slab to warm above the dew point, or move the job to a better morning.

Where we use it

Any surface that sees direct sun is a candidate: west-facing garages, screened lanais, patios, pool decks and covered entries. It also suits garages that people need back quickly, rental homes between tenants, and small business floors that cannot close for long. In a closed warehouse with heavy forklift traffic, a thick epoxy build is usually the base, and polyaspartic can be the wear coat on top.

If you are weighing cost, remember that a faster return to use has value of its own. A garage that is back in service the next day, or a shop that opens on Monday instead of Thursday, can make the higher material price easier to justify. We lay out both options side by side in the quote when it is a close call.

Same slab rules apply

Polyaspartic is a premium product, but it still needs a sound, clean, dry slab. We diamond grind, repair cracks and test for moisture first. On slabs with high vapor readings, a moisture-tolerant primer goes under the polyaspartic layers.

Polyaspartic versus polyurea and epoxy

You will hear polyurea, polyaspartic and epoxy used almost as if they mean the same thing. They do not. Epoxy is the thick, lower-cost workhorse with weak UV resistance and long cure times. Polyurea is a broad family of fast, flexible coatings, and polyaspartic is a type of polyurea tuned for floors, with a slightly longer working time and strong color stability. HomeGuide's price range for polyurea garage coatings is $5 to $10 per square foot; for polyaspartic it is $5 to $12. In practice, the choice comes down to how much sun the floor gets, how fast you need it back and how much thickness the traffic calls for.

Care and recoating

Polyaspartic floors clean like any other resin floor: sweep up grit, damp-mop using a mild cleaner, and deal with chemical spills promptly. Because the top layer is what takes the wear, a well-kept polyaspartic floor can often be refreshed later with a light sanding and a new clear coat, rather than a full strip and redo. We note in the quote which layer is the wear layer so you know what a future recoat would involve.

Our Polyaspartic Process

1. Test and plan

We test slab moisture, check sun exposure and pick the system and thickness.

2. Grind and repair

Diamond grinding opens the concrete; cracks and joints are filled.

3. Read the conditions

We check humidity, dew point and slab temperature right before mixing.

4. Apply in small batches

Each coat is mixed and rolled quickly while the edge is wet, with flake if chosen.

5. Hand back the floor

We give walk and drive times for the products and weather that day.

Polyaspartic Coatings Questions

Is polyaspartic better than epoxy?

For sun and speed, yes. For thickness on a budget, epoxy comes out ahead. Plenty of Tampa floors combine the two: epoxy as the base, polyaspartic on top.

How soon can I use a polyaspartic floor?

Bob Vila gives 3 to 4 hours before walking on it and roughly 24 hours before cars. We confirm exact times for your floor based on the products and the weather.

Does polyaspartic yellow in the sun?

It is far more UV-stable than epoxy. HomeGuide rates its UV resistance excellent, which is why we use it on any floor that sees daylight.

Can I put polyaspartic down myself?

It is hard to do well. It cures fast, so mixing and rolling must be quick and even. Bob Vila does not recommend it for DIY.

What lifespan does a polyaspartic floor coating have?

HomeGuide gives a lifespan of 10 to 20 years or more. The quality of prep and the way the floor gets used matter most.
