Outdoor Concrete Has a Harder Life
Patio, lanai and pool deck coatings in Tampa have to hold up to more than any garage floor. These surfaces get direct sun, rain from the afternoon storms, pool chemicals, bare feet and sometimes the full force of a hurricane. Many Tampa homes have a screened lanai and a pool deck out back, and over time the concrete fades, stains, cracks and grows mildew. A good outdoor coating brings it back, but only if the system is built for being outside.
Why plain epoxy is not the answer outdoors
Epoxy alone is a poor choice under open sky. HomeGuide rates its UV resistance poor to fair, and in Tampa sun it can yellow and chalk. Outdoors we use UV-stable coatings, such as polyaspartic systems or acrylic decorative overlays, and make sure the finish is textured. A smooth, glossy surface by a pool is a slip hazard, so grip is built in from the start.
Wikipedia puts Tampa's average yearly rainfall at about 49.5 inches, with August the wettest month at just over 9 inches. A pool deck or patio here goes through wet-dry cycles almost every afternoon in summer, and standing water, pool splash and sprinkler overspray all add to it. That moisture feeds mildew and algae on bare or poorly sealed concrete. A sealed, textured coating sheds water and is much easier to rinse clean, but the surface has to be dried and tested before we coat it, not just after the rain stops.
Pool deck resurfacing options
Pool deck resurfacing ranges from a simple seal to a whole new surface. HomeGuide lists the common choices: sealing, Kool Deck, epoxy, decorative overlays and stamped overlays. Kool Deck is a textured, non-slip finish that HomeGuide says helps lower surface temperature, which matters on a summer afternoon. Decorative and stamped overlays add a new layer that can look like stone, tile or wood. We walk the deck with you and explain which option suits its condition, how you use it and your budget.
A deck that already has an old coating or paint layer needs a closer look. If it is sound and bonded, an overlay or recoat may go right over it after cleaning and profiling. If it is peeling, chalking or hollow when tapped, it has to come off first, or the new surface will fail with it. We check a few spots during the estimate so the quote covers the right amount of removal.
Lanais and covered patios
A screened lanai gets less rain than an open deck but still sees sun through the screen and plenty of humidity. Flake systems sealed with a polyaspartic clear coat work well here, as do solid-color coatings with grit. Lanai slabs often sit on grade with no vapor barrier, so we test for moisture before coating. A damp slab under a non-breathable coat can blister.
Cracks, heat and drainage
Outdoor slabs move with heat and wet seasons, so cracks are common. We repair them before coating and leave control joints working where needed, so the new surface does not crack right through. We also look at drainage. Water that sits on a deck after a storm or runs toward the house is a sign that the slope needs attention, and a coating alone will not change that.
After the storm
The 2024 hurricane season left plenty of Tampa decks and lanais under debris or water. If your outdoor surface was flooded or damaged, we clean and inspect it first. Cracks, spalls and lifted sections are repaired, and we let the slab dry fully and test it before choosing a system.
Choosing colors for Florida sun
Outdoor color is not just a style question. Dark colors absorb more heat and can be uncomfortable under bare feet in summer. Lighter tans, grays and sandy blends stay cooler and show less dust and pollen. Around a pool, lighter tones also keep the area bright and make the edge easier to see. We bring samples outside so you can see them in real sunlight, which can look very different from a small swatch indoors.
Care for outdoor coatings
Rinse the surface regularly, especially after storms or heavy pollen. Mild cleaners handle most stains, and a soft brush works on textured finishes. Keep pool chemicals in their containers and rinse spills right away. Over time, every outdoor surface will need a refresh, and many systems can be cleaned and recoated rather than replaced. We note in the quote what that future maintenance would look like.
When to call us
If your deck is fading, cracking, staining or growing mildew, or if it gets too hot to walk on, it is time to look at options. Cracks that keep widening, low spots that hold water, or slabs that shift near the pool coping are worth a look sooner. We will tell you what can be coated and what needs repair first.

Patio, Lanai & Pool Deck Coatings Questions
Is epoxy an option for a pool deck?
Plain epoxy is not a good choice in full sun. We use UV-stable systems, Kool Deck style finishes or overlays, always with a textured, non-slip surface.
Will a coated pool deck be hot?
Color and material matter. Lighter colors and finishes like Kool Deck, which HomeGuide says helps lower surface temperature, stay more comfortable.
Can a lanai be coated with flake?
Yes. A flake floor sealed with a polyaspartic clear coat and a bit of grit works well on screened lanais.
What is pool deck resurfacing?
It is any new surface over an old deck, from sealing to coatings or overlays. We recommend the option that fits your deck's condition.
