Frequently Asked Questions

Epoxy Flooring Questions

Is it expensive to epoxy your floor?

Expect more than paint and less than most tile jobs. HomeGuide prices installed epoxy at $4 to $10 per square foot and gives $1,600 to $5,800 for a two-car garage. The price moves with grinding, crack repair, stripping an old coating, and whether you go with flake, metallic or polyaspartic. Your written estimate is the real number.

What does epoxy cost for a 20x20 garage floor?

At 20 by 20 feet, the floor measures 400 square feet, roughly a smaller two-car garage. HomeGuide's two-car garage range is $1,600 to $5,800 for epoxy and $2,000 to $6,900 for polyaspartic. Where you fall depends on prep, repairs and the finish you pick, so we measure and quote it in writing.

How much does a 1,500 sq ft epoxy floor cost?

Bigger floors are generally priced per square foot. For epoxy, HomeGuide's range is $4 to $10 a square foot, and HomeAdvisor puts 100% solids systems for commercial or industrial use at $12 and up per square foot. Slab condition and the system your traffic calls for decide the final figure, which you get in writing once we have tested.

What is the downside of epoxy flooring?

Standard epoxy can yellow in sunlight, it takes longer to cure than polyaspartic, and a glossy finish gets slick when wet unless grit or flake is added. It also fails early if the slab is damp or poorly prepared. We answer each of these with moisture testing, grinding, a topcoat rated for UV, and added texture wherever grip matters.

Can you install epoxy during Tampa's rainy season?

Yes. Summer jobs usually begin early in the morning so each coat can set before the afternoon storms, and the garage door stays closed during the cure. Before every coat we compare the dew point with the slab's temperature, and if the readings say the floor will not bond, we reschedule.

When can I drive onto my new garage floor?

That comes down to the system and the weather. Per HomeGuide, polyaspartic can handle heavy vehicles after about 24 to 48 hours, whereas epoxy can need up to seven days for a full cure. Before we pack up, we tell you when it is safe to walk on, when furniture and storage can go back, and when to park.

My garage flooded in 2024. Can it still be coated?

Usually, yes. Flood or surge water can leave salt and silt in the concrete, so we clean the slab, let it dry and test the moisture before choosing a system. Damaged or pitted areas are repaired first. If the slab has an issue that coating cannot fix, you will hear it from us.

Epoxy Garage Floors Questions

Is epoxy or polyaspartic better for a Tampa garage?

Often both. Epoxy gives you thickness for less money, and a polyaspartic topcoat adds UV resistance and a faster cure. For a sunny garage, that combination is our usual suggestion.

Can hot tires pull up an epoxy garage floor?

Hot tire pickup is mostly a problem with thin paint and one-part kits. A two-part system on a ground slab, cured fully before you park, holds up far better.

Will you coat right over the paint on my garage floor?

No. Paint and old kit coatings are a weak layer under a new floor. We grind them off so the epoxy bonds to the concrete.

Is an epoxy garage floor slippery?

Glossy, smooth coats get slippery underfoot when wet. Where tires and feet come in wet, we mix fine grit into the topcoat or use a flake finish.

What lifespan should I expect from an epoxy garage floor?

HomeGuide puts the lifespan of solid epoxy at 10 to 20 years and water-based products at 3 to 5. Prep, use and sun exposure make the biggest difference.

Flake Garage Floors Questions

Is a flake epoxy floor slippery?

Less than a smooth coat. The chips under the clear coat add texture, and we can add fine grit for even more grip in wet spots.

Does a chip floor hide dirt better than solid color?

Yes. The speckle pattern hides sand, dust and light tire marks, which is a big reason Tampa owners choose it.

What is the difference between flake and chip?

Nothing. Whether a crew says flake, chip or vinyl flake, they mean the same small colored pieces broadcast into the resin.

Is flake an option for a lanai or patio?

It is, paired with a clear coat rated for UV and a textured finish. Our outdoor coating page goes into more detail.

Polyaspartic Coatings Questions

Is polyaspartic better than epoxy?

For sun and speed, yes. For thickness on a budget, epoxy comes out ahead. Plenty of Tampa floors combine the two: epoxy as the base, polyaspartic on top.

How soon can I use a polyaspartic floor?

Bob Vila gives 3 to 4 hours before walking on it and roughly 24 hours before cars. We confirm exact times for your floor based on the products and the weather.

Does polyaspartic yellow in the sun?

It is far more UV-stable than epoxy. HomeGuide rates its UV resistance excellent, which is why we use it on any floor that sees daylight.

Can I put polyaspartic down myself?

It is hard to do well. It cures fast, so mixing and rolling must be quick and even. Bob Vila does not recommend it for DIY.

What lifespan does a polyaspartic floor coating have?

HomeGuide gives a lifespan of 10 to 20 years or more. The quality of prep and the way the floor gets used matter most.

Metallic Epoxy Floors Questions

Can I have a metallic epoxy floor in my living room?

Yes, if the room is on a concrete slab. We remove the old flooring, grind and repair the slab, test it for moisture and then pour.

Is a metallic floor slippery?

High gloss turns slippery when wet. In kitchens and entries, our options are a fine anti-slip grit mixed in or a satin topcoat.

Will my metallic floor look like the photos online?

It will be in the same family, but every metallic floor is one of a kind. We agree on colors and style with samples before we start.

Does metallic epoxy make sense in a garage?

It can be, for a garage that is mostly closed and kept as a display space for cars. For daily use with sun and grit, flake or polyaspartic usually makes more sense.

Warehouse & Commercial Epoxy Questions

How many days will my business have to close?

It depends on the system and the size. Phased installs and fast-curing products can keep closures short, sometimes a day or two per section.

Can you coat a floor with forklift traffic?

Yes, with a thick 100% solids epoxy build and a tough wear coat. We also repair joints so forklift wheels do not chip the edges.

Do you add safety lines?

Yes. Walkways, forklift lanes, hazard zones and rack outlines can be part of the same job.

What about an old coating on our floor?

We grind or blast it off to sound concrete. Coating over a failing layer only moves the failure up a level.

Patio, Lanai & Pool Deck Coatings Questions

Is epoxy an option for a pool deck?

Plain epoxy is not a good choice in full sun. We use UV-stable systems, Kool Deck style finishes or overlays, always with a textured, non-slip surface.

Will a coated pool deck be hot?

Color and material matter. Lighter colors and finishes like Kool Deck, which HomeGuide says helps lower surface temperature, stay more comfortable.

Can a lanai be coated with flake?

Yes. A flake floor sealed with a polyaspartic clear coat and a bit of grit works well on screened lanais.

What is pool deck resurfacing?

It is any new surface over an old deck, from sealing to coatings or overlays. We recommend the option that fits your deck's condition.
